What every RV owner should know about water

Water damage is the leading cause of RV loss. Not accidents, not mechanical failure—water. It gets in through failed seals, works its way into walls and floors, and by the time you see staining on the ceiling, the damage behind it may already be extensive.

Every RV is on a clock. The sealants that keep water out are designed to be replaced, not to last forever. Factory warranties on sealant are typically 90 days—manufacturers know the material has a limited lifespan. Depending on UV exposure, temperature cycling, road vibration, and storage conditions, exterior seals typically need attention every 3-7 years.

The problem is that most owners don't know there's an issue until water is actively dripping inside. By then, months or years of slow intrusion may have already compromised the structure. Wood rot, delamination, mold—these don't announce themselves until they're serious.

The math is simple: Catching a leak early is a few hundred dollars. Catching it late can mean $10,000+ in structural repairs—or a coach that isn't worth fixing at all.

A complete reseal done right—the way the factory intended, just executed properly—resets the clock without sacrificing serviceability. You can still see what's happening up there. You can still service AC units, vents, and antennas without compromising the envelope. And when seals eventually need attention again in five or seven years, it's a maintenance item, not a problem.

Pressure testing changes the equation. Instead of waiting for visible symptoms, pressure testing finds where water can enter before it causes damage. I pressurize the coach slightly and use detection fluid at every seal, joint, and penetration. If air is getting out, water can get in. No guesswork, no assumptions—just data.

This is the same equipment RV dealerships use. The difference is I bring it to your storage lot or driveway, on a day that works for you, and you're not waiting three weeks for a service bay to open up.
